WOW !! The first Third of this year was a flurry of activity! Even for me! As a small “private client” type of REALTOR® I don’t push you to buy or sell. But, if and when you decide, I’m all in; helping in every way to get the best solution at the best price.
Now, with the overarching better news about the world’s economy and our housing market turnaround, a lot of pent up demand has surfaced. I’ve been busy since New Year’s weekend, writing and reviewing offers. Some offers failed. But, reasonable offers on well priced homes are closing.
As we began May 36 Terravita homes had already closed escrow; 20 more are in the closing process, and just 39 are listed as active. The Average sold price per foot has ticked up to $195 from last year’s $188 a 3.7% increase.
My two listings have both sold and I’m negotiating for several buyer clients right now to find and purchase the best house for them. There’s still time! Prices, although starting to tick up, are still historically low, as are mortgage rates. Our Golf club has new and exciting trial memberships available. All in all, it would seem to be a call to action if you’ve been on the sidelines.
