2009 Update: Activity is picking up as buyers begin to take advantage of better pricing and low interest rates. Today, June 19th, 24 Terravita homes have already changed hands, and 18 more are in escrow, for a total of 42. Remember that only 56 homes were sold all year in 2008. Average price per square foot is down 7% to $236 compared to $255 last year. This average was heavily influenced by a few bank owned homes that sold well below market. But, this is a great time to buy! I attended a Valley wide seminar yesterday and the experts agreed that Phoenix has "turned the corner" and recovery is starting in our housing market.
